Kennedy Funding Closes $3.633 Million Bridge Loan for Mixed-Use Resort in Naples, Florida

PR Newswire

Financing provides capital to 'Port of the Islands Resort' to pay off three existing loans, and fund renovations.

ENGLEWOOD, N.J., Nov. 5, 2026 /PRNewswire/ -- Kennedy Funding, one of the nation's leading direct private lenders, has closed a $3,633,000 loan for Port of the Islands Resort, a mixed-use condominium and hospitality property located at 25000 Tamiami Trail East in Naples, Florida.

A global direct, private lender with over $4 billion in closed loans.

The financing provides A&T Investment LLC, with capital to pay off approximately $1.6 million in three existing loans, fund renovations and remodeling, and provide working capital.

"Mixed-use properties can present challenges for conventional lenders because they don't always fit traditional lending requirements," said Chase Wolfer, a Kennedy Funding Loan Officer who played a key role in closing the loan. "In this case, the borrower needed financing that could accomplish several objectives at once. We were able to provide a solution that addressed existing debt while making capital available for property improvements and ongoing operations."

Benjamin Birch, president of Stratas, a commercial financing firm based in New York City, was the broker on the transaction.

"There were lots of moving parts," said Birch. "Kennedy was very meticulous and they were very accommodating; they gave the borrowers several concessions to make sure the deal closed."

A Unique Property in the Heart of the Florida Everglades

Situated on approximately 7.7 acres in Southwest Florida, Port of the Islands Resort is part of a larger condominium development featuring short-term accommodations, longer-term residential rentals and commercial space. The property includes a full-service restaurant and bar, offices, a swimming pool, a fitness center and parking facilities.

Located along Tamiami Trail East near the Florida Everglades, the resort offers access to the region's boating, fishing and outdoor recreational opportunities. Its setting provides a distinctive destination for visitors exploring Southwest Florida and the Everglades.

The property also offers potential for future expansion. According to the owner, the site includes excess land with development rights for an additional 90 residential units, which could be developed as apartments, for-sale condominiums or hotel accommodations.

"What makes this property particularly interesting is the combination of hospitality, residential and commercial uses," Chase Wolfer added. "That kind of diversity can make financing more complicated, but Kennedy Funding has the experience to recognize the value of properties that don't fit conventional lending categories."

The borrower acquired the property in 2021 and has since purchased additional condominium units and invested in improvements.

Flexible Financing for Complex Real Estate Transactions

Kennedy Funding's asset-based lending approach focuses on the value of the real estate. This flexibility allows the company to provide fast financing for unconventional properties and complex transactions that may not meet traditional lending requirements. This allows the company to consider a wide range of properties, including those that may not qualify for conventional financing.

As a direct private lender, Kennedy Funding can make financing decisions without the lengthy approval processes often associated with banks, providing borrowers with greater flexibility when addressing complex real estate needs.

"Our experience with unconventional properties is one of the reasons borrowers come to Kennedy Funding," said Kevin Wolfer, President and CEO of Kennedy Funding. "We understand that every property and every borrower's situation is different. Rather than applying a one-size-fits-all approach, we look at the real estate and determine how we can make the financing work."

Since 1987, Kennedy Funding has provided bridge loans for commercial real estate transactions throughout the United States and internationally. The firm has closed more than $4 billion in loans across a wide range of property types, including raw land, commercial properties and mixed-use developments.

"For nearly four decades, we've built our reputation on finding solutions for challenging real estate financing needs," Kevin Wolfer added. "Our ability to move quickly, make decisions and deliver capital has helped borrowers move forward with opportunities that might otherwise remain out of reach."
